[Summit] Comp plan proposal -- what do you think

One of the questions to explore is whether there are sufficient controls to ensure quality design so that Brook Street/Thayer Street isn’t what we would end up with on Hope Street.

Another question of course is parking. These buildings will not have any parking requirements. I’m thinking about how ballistic many of the Hope Street Merchants went when we had the temporary bike line. Though these taller new buildings wouldn’t remove parking spaces (well, during construction yes, but after they were built) all those units would likely many add more cars to the surrounding streets.  (Yes, I know, the goal is all of the people in those units would use public transportation and  not need cars).

For me, is 4-6 stories the right size on this section of Hope Street? The surrounding neighborhoods are three stories. Would that be a better height?

And, there is an assumption that locally owned businesses on Hope Street would still be there. As I understand it, many of the businesses on Wickenden Street opposed the five/six story building proposed for the corner of Brook and Wickenden.

All unknowns.

I think it's critically needed. We have a housing crisis and we live in a city. Planning Department is actually being very careful about it; I'd prefer they were bolder and upzoned all the R-1 zoning to at least R-2. But it's a step in the right direction.

I’ve lived in this neighborhood for twenty years, and I think it’s great! More housing near the shops on Hope means more people will be supporting our local businesses, and those local businesses I can walk to are a huge part of my quality of life!

More housing right on the bus route hopefully means more of my neighbors will be able to live a car-free life, which is good for our neighborhood, city, and planet.

Yay housing, yay density!

In the new  comprehensive plan that is being developed, this is what is being proposed for the Hope Street commercial area:



“In areas designated as neighborhood commercial/mixed use, promote the development of a mixture of high-density residential and neighborhood-serving commercial uses. New buildings may be up to four stories, with incentives that may add up to two additional stories. To streamline regulation in these areas, combine the C-1 and C-2 zoning districts. Zoning will be primarily C-2 and R-4. “



I’m wondering what my Summit neighbors think about 4 to 6 story buildings in the Hope Street commercial area.
