The traffic/noise, late nights and nearby day care do strike me as major factors.<br><br>Having said that, what would be the effect of building a coffee shop sans drive thru? Is this option even on the table?<br><br>Further down Hope Street, Seven Stars bakery does get busy, for sure, but it adds buzz to the neighborhood (there's obviously a reason why this was chosen for a scene in the movie "Dan in Real Life") and the foot traffic it generates is no doubt a boon for local retailers. We live on Eighth street, just up from Chez Pascal and Cook & Brown restaurants, as well as the weekly summer farmers' market and art/craft sale, and while the traffic and parked cars spike Thursday-Saturday, these are not open-all-day places like what's being proposed for the coffee shop.<br>
